Our Design and Permit Submittal Process is your all-access pass from “concept dream to the green light for a ground breaking.” ADM’s blend of active listening, right-brain creativity, and left-brain meticulous attention to code compliance and detail, allows you to have the peace of mind that your project is in good professional hands. We take your project seamlessly through Schematic Design, Design Development, and then to a full set of Initial Permit Submittal drawings.

Comprehensive Design Services

From the first pencil sketch to the final drawing set, we will guide you, with consistent communication and collaboration, through the following phases:

  • Schematic Design (SD)
    Early conceptual designs that explore layout, massing, style, and functionality.
  • Design Development (DD)
    Refinement of selected concepts into more detailed and coordinated design elements. We’ll finalize your floor plan and exterior elevations for design approval, & start building out your “drawing set” sheets including floor plans, elevations, roof plans, building sections, etc.
  • Permit Submittal Drawings (between DD and CD)
    With your design approval in floor plans and exterior elevations, we’ll take your design and create all of the sheets that are included and required for your jurisdiction permit submittals. This will include site plan, code sheets, floor plans, exterior elevations, building sections, and construction details that are required for permit approvals.
  • Construction Documents (CD*)
    Fully detailed drawing sets ready for contractor bidding, and construction—complete with specifications, code analysis, and coordination with engineering consultants.

*Note – Insider’s Tip about “CDs”:  At ADM Architecture, “CDs” (Construction Documents) are typically offered as “Additional Services” as a separate scope of work, for the majority of our projects and clients. This is another USP at ADM (Unique Sales Position), and our client greatly appreciate it. 95% of the time, when we introduce you to, and you hire an ADM trusted and vetted GC (General Contractor), you don’t need us for much more. We’re available hourly, vs. charging you another 20-30% in “fee structure”. Our highest and best use, and value to you, is to 1) Solve your Design Problem, and 2) Get you approved to build it. When another firm says they are “full service” (we are too, BUT) they are adding cost to your fee proposal, and you are paying their boat moorage and 1/2 of their kids’ college tuition. It’s not needed for your residential build. The GCs we recommend know how to build a house, and those additional “cut and paste” reuseable drawing sheets full of standard industry practices details are not required to get you a permit, and it’s more information than the jurisdiction needs to know. SO, we get you what you need, keep $$ in your pocket, so you can buy that beautiful sink or refrigerator you will actually get to touch & enjoy. Just a little “insiders tip” for you… carry on. 🙂 🙂

Permit-Ready Packages

Navigating permitting can feel like in the Western Washington can feel like solving a Rubik’s Cube blindfolded. We make it easy. Well, easier at least.  It still can be challenging, but at least we tackle it FOR you. ADM Architecture specializes in delivering submittal ready permit documents that anticipate what your local jurisdictions are looking for. We are regularly complimented for the completeness of our drawings by review staff. Our firm is known for having minimal RFI comments returned to us for revisions. The list of preparations for your submittal includes (but is not limited to) the following:

  • Code Compliance:
    Integration of (depending on the project) IBC, IRC, ADA, ANSI, IEBC and other nationally & state level applicable codes, with easy to read, review and approve, annotations with details and callouts.
  • Jurisdiction-Specific Requirements:
    Project and Jurisdiction specific documentation which aligns with your project and property location, tax parcel, address, and associated zoning codes, design criteria, setbacks, height restrictions, parking requirements, and the like.
  • Digital & Paper-Ready Formats:
    Clearly labeled, defined, and file naming structure for your PDFs and / or printed physical drawing sets, application forms, and any additionally required jurisdiction documentation, to ensure a “counter complete” submittal that goes under review with your DCD quickly and efficiently, without any further delays.
